Market Momentum - Inventory Is the Story
When move-in-ready, well-priced properties come to market, buyers act quickly, which can push up both transaction counts and total sales volume, even while median prices rise. Activity is selective: there is strong demand for desirable listings, while the rest of the market remains more cautious.
Consistent Trends Throughout 2025
These Q3 results extend the steady pattern we saw in the first half of the year. In H1 2025, sales were up 2.8%, median prices rose 5.7%, and homes took 17.5% longer to sell compared to 2024. Now, with transactions up 4.7% and days on market increasing just 5.4%, the data shows a market that’s continuing to appreciate but also moving more efficiently. Demand remains healthy, and while buyers are discerning. They’re still engaging, especially for well-priced, move-in-ready homes.
Rising Prices, Longer Market Times
While prices rose by more than 6%, average days on market also ticked up slightly, suggesting buyers are being selective and taking time to choose. The busiest, best-priced homes still move quickly; others may need more competitive pricing or staging to attract the same attention.

As we move into the fall and early winter market, expect a continued mix of motivated buyers and selective sellers. Inventory of high-appeal homes will be the key driver, and mortgage rate trends will shape how much momentum carries into Q4.
