Analyze your home

To kick off the process of selling your home, we’ll meet to discuss your plans, timing, goals, and trends in the current marketplace. We’ll evaluate your property’s conditions and characteristics and outline a strategic plan to present your home in its best light and bring it to market with the goal of achieving the best possible result for you as a seller.

Set the stage

I will work with you to ensure that your property is visually ready to make the best impression on potential buyers. Preparing your home for market might include decluttering, making some repairs, and staging key areas. Once the home is photo-ready, I will schedule a professional photoshoot, have floor plans drawn up, and write a listing description.

Determine the asking price

Just before we are ready to list the home, we will finalize the asking price, taking into account up-to-the-minute market trends and closing prices of comparable homes.

List your home

Your property listing will be set live and showcased on the local Multiple Listing Service (MLS) and on Compass.com as well 100+ partner and syndicated sites for the duration of the selling period. Showings will begin as soon as the home goes live.

Spread the word

I will execute a strategic marketing plan to showcase your property and maximize its exposure, getting it in front of the widest audience possible. I will host open houses for both brokers and buyers. I will also conduct an assessment of the initial market response to your property and revise the listing strategy if necessary, based on feedback from agents and buyers.

Receive an offer

As soon as offers are received, I will contact you to review the terms of each offer. You can accept, reject or counter the received offers. I will provide advice and guidance throughout the negotiation process until we reach an accepted offer.

Home inspection and appraisal

Upon offer acceptance, the buyer will hire a licensed home inspector to conduct a home inspection, and the buyer’s lender will schedule a time to view the home and complete an appraisal. An appraisal is an assessment of the property’s market value, performed by a licensed appraiser, and is part of the process for a buyer to obtain a mortgage.

Move from accepted offer into contract

Once you accept an offer, you will work with an attorney to represent and guide you as you move into contract. Your attorney’s job is vital to protecting your interests and negotiating the best contract terms for you as a seller. You will want to select an attorney who is familiar with the area.

Closing

I will monitor and coordinate all of the details necessary to get you to the finish line. Once all of the conditions of the contract have been satisfied, the buyer has performed inspections and the loan, if any, is ready to fund, the buyer will arrange a final walkthrough, and the closing is held. The closing documents are signed, payment is exchanged, and you will hand over the keys to the buyer.
